ECN Samui Properties is a villa rental and concierge company based in Koh Samui, Thailand. Our French and Thai team, led by Oi and Nicolas, manages 19 properties on the island: 18 private pool villas and 1 apartment with a shared pool, from 2 to 5 bedrooms, for 4 to 10 guests. This page lists all of them by area and answers the questions travellers ask us most often before booking.
All bookings are made direct on our booking site, where a date search shows the villas that are available.

Lamai and the hills above it
Lamai is the family-friendly part of the island: a long beach, restaurants and a night market, in a central position between Chaweng and the south. Up in the hills, the villas add a sea view. Most of our properties are here.

The south of the island: Na Mueang and Laem Set
A few minutes from Lamai, the south is much wilder: coconut groves, nature and very few people. A good choice if you are looking for peace and quiet.

Chaweng and Chaweng Noi
Chaweng is the liveliest part of the island, where people go out and where it is busiest. Chaweng Noi, just to the south, is right next to it.

Which villa for your group
Couples and small families (up to 4 guests): the 2-bedroom properties in Lamai, Laem Set, Chaweng and Chaweng Noi.
Families and friends (6 guests): the 3-bedroom villas, our most common size, mainly in Lamai and in the hills above it.
Larger groups (8 to 10 guests): the 4-bedroom villas in Na Mueang and south Lamai, and Villa Capri, with 5 bedrooms for 10 guests.
Frequently asked questions
What are the check-in and check-out times?
Check-in is from 3 pm and check-out is by 11 am. Our team welcomes you in person at the villa and can be reached throughout your stay.
Is there a security deposit?
Yes. A deposit of 10,000 THB is collected on arrival and returned on departure.
Is electricity included?
No, which is standard practice in Koh Samui: electricity is charged by the meter, with a reading on arrival and another on departure. Air conditioning accounts for most of the consumption.
Is cleaning included?
End-of-stay cleaning is included in most villas. Cleaning during your stay can be arranged on request, at an extra charge.
Can you arrange an airport transfer?
Yes. On request we arrange transfers from the airport or the pier, as well as scooter or car rental delivered to the villa.
What other services do you offer?
On request and at an extra charge: boat trips, a private chef, massage at the villa, grocery shopping before you arrive, a baby cot and a high chair. Excursions are run with our partner Samui Insolite, in small groups.
Are parties allowed?
No. Parties are not allowed in our villas, out of respect for the neighbours.
Which languages do you speak?
French and English, and Thai on site.
